Electricity access is becoming a decisive constraint on AI data centres. Microsoft has withdrawn from an agreement for Nscale’s planned site in Loughton, Essex, amid delays pushing expected power availability into the 2030s.
One site, with the broader partnership continuing
Reuters reports that Microsoft remains committed to its partnership with Nscale and that the decision concerns one location. Nscale says it is exploring alternative power sources and remains committed to UK expansion.
The project was planned with 23,040 Nvidia GB300 GPUs and 50 megawatts of AI computing capacity for Azure. Securing chips alone therefore does not establish operational readiness.
Why power timing changes project economics
Market News analysis: data-centre value depends on the ability to operate and deliver service. A power delay may defer revenue while some costs and obligations continue, requiring a fresh assessment of financing and delivery schedules.
Exploring alternative energy does not establish that a replacement is available. Investors need evidence on assured capacity, cost, permits and commissioning dates, matched against customer requirements.
What to monitor next
Useful indicators include grid-connection milestones, pre-operating expenditure, customer concentration and contractual terms governing delays. Future contract value also differs from revenue already earned; execution and timing determine cash conversion.
